I'm looking into buying a house and am finding some that really do need a new roof and would want to allow for that when making an offer. I have no idea what a tear off and replace of an asphault roof cost. Does anyone know a round about figure for an asphault roof on a house that's about 1100 sq ft? I mean I don't know if I'm looking at $3000 or $10,000 ya know.:rolleyes: I don't want the bottom of the line that's going to last 5 years so I'm just looking at middle of the line grade roofing.

Have you tried calling some local roofing companies to get an approximate estimate? And then you'd know what kind of roofing material you wanted to go with too.

OK that's about what I figured. I know if you call a roofing company, they DO NOT want to give any info over the phone but I don't own a home yet so I was just trying to get an idea in my head how much to allot for a new roof when making an offer. Right now I'm not even to the realtor stage, I've got a few months before I can start looking but I'm trying to get a feel for the market. Looks like there are a lot of home not selling because people are just asking too much and have not woke up to the realization that the real estate market ain't what it used to be. :rolleyes: One house I've been keeping an eye on was just purchased in Oct 2005 and they are wanting almost $20,000 more and haven't done anything to the home. Ain't gunna happen...sorry, not in this market!:p
